Property Investing Tool #1: "Property Bee" – find below market value properties using the Internet:

This is a very handy tool that lets you see when properties were placed on the rightmove.co.uk website, for how much and with whom. It then tracks any price changes since then. It has a new VERY handy 'sidebar' feature which allows you to order all the properties in a specific area by change in price.

For example, I can see flats in my area that were originally listed at £108,000 that are now on the market for £48,000 and they still haven't sold. I can see when the prices were lowered, when the flat was placed on the market and how long it has been on the market at the current price. These statistics will help me filter out potentially distressed sellers who may need to sell below market value.

Where are you in the wealth building process?

Let's review what I covered in the first two articles:

* Root cause of interest in property investment
* Invest 10% of your earned income for life
* Net wealth equal to all earned income within 50 years, but achieved in 20 years

So where are you in the wealth building process? I will define four categories of wealth, regardless of age. All categories exclude any net asset value of their principal private residence. These are:

Level 0 - Indebted individual - This category describes individualswhose net debt exceeds their net assets. A person with a credit card debt of £10,000 and no net assets is no worse off than an individual with £10,000 in the bank, and a property mortgaged for £100,000 with a market value of £80,000. Both people are in net debt of £10,000.

Level 1 - Ordinary individual. This category describes individuals whose net assets are between £0 and £50,000.

Level 2 - Sub-HNWI* individual, or affluent - This category describes individuals whose net assets are between £50,000 and £500,000.

Mortgage market news

The buy-to-let market showed the first signs of stabilising in the second quarter as arrears improved significantly and the decline in new lending began to slow,

according to the Council of Mortgage Lenders. There were 21,600 new buy-to-let loans advanced in the second quarter. Heavily reliant on wholesale funding, the buy-to-let market has suffered a sharp contraction in the credit crunch.

This month I have decided to send the Property Tycoons Community Gold and Tycoon Mastermind Alliance members 'Trump: The Art of the Deal' – a biography of Donald Trump written by Tony Schwartz.

I found this to be a really enjoyable book as it gives a great insight into property dealings in New York at the time the book was written – the 80's.

It's interesting to read how Trump started his career in property with the help of his father and the projects he embarked on.

Marketing Tip of the Month

The telephone is a brilliant but often over-looked marketing tool. A lot of businesses do not like to use it because of the worry of cold-calling or they think they cannot just ring their customers out of the blue.

Cold-calling is annoying I have to admit but this should not be mistaken with using the phone to enhance your customer loyalty and ultimately helping to grow your business.

How to Find Bargain Properties – Free Training

A few years ago, for the benefit of my extensive network of thousands of business contacts I set up a website called the Property Tycoons community.

Latest Market Statistics & Trends

The RICS UK Housing Market Survey is one of the most respected and influential measures of the housing market in the United Kingdom. Increasingly used by City forecasters and the Bank of England, the monthly survey is often the first to identify sea changes in the market across England, Wales and Scotland and Northern Ireland.

Further tightening in market conditions boosts near-term price expectations

Key points:
  • Buyer enquiries continue to grow strongly albeit at a slightly slower pace than in June
  • The new instructions net balance edges into positive territory for the first time in more than two years
  • Price expectations improve a little further with the net balance climbing to its highest level since April 2007

The seasonally adjusted net price balance of surveyors reporting rising rather than falling prices remained in negative territory in July although it narrowed to just 8%.

This compares with a -18% reading in June and represents the best outcome since August 2007.

The latest survey provides more evidence that activity in the housing market is picking up, albeit from historic lows.
