How To Buy 150 Properties In 2 Years

Parmdeep:
What you need, isn’t it?

Dave:
It is, it is just like you just put things in boxes.
You put objectives in boxes.  What’s the resources to execute?  How are we going to do this, just get on and deliver?  It’s simple…just became more of the corporate business style that I left.  I had this like honeymoon period after leaving Mars who I worked for in Slough.

I had this free ride of going around the country in a car and just enjoying meeting people, having colleagues at networking events, buying property and making a few bucks.  It comes full circle again.  It becomes serious but it’s so much more fun because it’s yours and it’s what you’re passionate about.  But it just become a business again and maybe it should’ve always been a business but I value having fun and I value not being as serious as the most corporate people are.  But life is a mixed bag particularly for me.  I thought I’ve always tried to strive to have a good balance.

But no, if we’re going back to your question, it’s about having those role models in life.  There are a lot of other people that I’ve been introduced at the networking events, Lisa and Vanish who’ve all got those skills really.  I think Vanish spoken to me a few times.  Various key stages of me making decisions about what to with property…

Parmdeep:
Yeh he’s a nice guy.

Dave:
He just drops a golden nugget as you mentioned very early on which is “That’s what I’ve got to do next.”  I just surround myself  with enough of that.  I think I’ve mentioned networking being important in there.  I’ve probably been hiding myself away from the network quite a bit at the moment. I’ve been focused on getting the business up and running, and buying 150 properties in a couple of years.

Parmdeep:
Wow.
Dave:
But then you get these nuggets to learn from people like Vanish who’s saying, “Well, that’s what you need to do to take your business further.”
That’s why I think I’m missing the opportunity to get back into networking. So, it’s always important to surround yourself with people who can provide you with another way of looking at things.

Parmdeep:
Can I go back to a very interesting thing you mentioned earlier on about the balance?

Dave:
Yes.

Parmdeep:
One of the problems I have sometimes is I find it very difficult to take time out of the business and have some fun, just relax.  Do you get kind of a guilt feeling?  Do you feel guilty sometimes when you take time out and just relax?

Dave:
Absolutely not.

Parmdeep:
How did you ever come to that?  I would have suspected you’d be having that same problem as well.

Dave:
I think I’ve always been somebody who’s had a good balance in my life.  I suppose I focus on the enjoyment of side things, the university.  I got through Uni with my 2:1.  I think one of the reasons why I didn’t rise up to the corporate ladder is because I enjoyed life, I enjoy going clubbing, I enjoy eating nice meals, I enjoy all of that.

Parmdeep:
You travel as well, don’t you?

Dave:
I do a lot of travelling with my girlfriend.  We went to the Rio festival in Brazil this year…

Parmdeep:
Oh, wow!

Dave:
…which is fabulous.  I went on the
Inca Trail. My girlfriend went away for six months which is great for me.  It allowed me to focus and get on with the business at a key stage.  But I went out and spent about…all in total about a month out with various parts and travelling.  I really do enjoy the fruits of my labour.  I work 12 hour, 14 hour or 16 hour days.  Then come the weekend, Deep, I take me out.  I enjoy it.

Parmdeep:
Very good.

Dave:
I’ll be honest.  There’s a time earlier on in my career that that wasn’t the case.  So, I’d be working weekends.  I’d be doing everything to get this up and running.  But now I’ve got the business to a stage where it works and I’ve got trusted people I can leave it to.  It self-sustains, puts money in the bank, etc., so I can enjoy myself.  I don’t feel guilty about enjoying myself.  What I do feel guilty about is the time when I’m in work during the day.  But I still always think, “God, I could’ve been doing something bigger and better during the day.”  Instead of a ham sandwich, maybe posting on the forums, you could be out there thinking how am I going to get lenders and investors to send me all of these deals and going out networking with them.  So, you can always beat yourself up about not doing something bigger and better.  I think you just got to live with yourself a bit.

Parmdeep:
The thing is when you’re an ultra-productive individual, you’re always going to have that feeling of “Am I being productive?”

Dave:
Yes.

Parmdeep:
So, no matter what you do, it’s always “This isn’t productive.”  I’ve actually been to relatives’ houses and I just sat there thinking this isn’t productive.  That’s when you start thinking “I’ve got to go home and do some work.”
