That’s where you’ve got to get yourself to if you’re going to make it work.

Parmdeep:
I absolutely agree.  I really picked that up.  Have you read Pyscho-cybernetics by Maxwell Maltz?

Dave:
No, I’m not a good reader I have to say.

Parmdeep:
You can get the audio program.  It’s really, really good.  It sold I think 40 or 50 million copies, this particular book. 

I’ll repeat that for anybody else who wants it.  It’s called Psycho-cybernetics by a guy called Maxwell Maltz.  It’s a fascinating book.  It’s all about that way of thinking that what you think about is what you become.  If you want to become bigger and better, you’ve got to believe that you can, and that’s the gist of the book.  It’s a very, very good book.  If at the moment, you don’t feel that you can achieve something, it’s a good book to get to teach you the strategies in things that you can do just to help you focus a bit more.

I don’t know about you, Dave, but feel free to jump in here.  What I found is as I met more successful people and I realized they weren’t actually that clever, I realized they weren’t that much different to me.  When I first began and I met people for example who worked in The City, I thought these guys must be loaded.  They’re working in this place called The City, which as everyone knows everyone there is a millionaire there or you meet a developer and you think that guy must be so clever.  I’d never be able to compete with that person.  But as you actually get to know these people, you realize they’re not all that smart.  They’re just people who had the guts.  They tried.  They’ve made some mistakes. More of the stuff they tried works than the stuff that didn’t, so that’s all that happens with them.  Would you agree?


Dave:

Oh, I totally agree.  I think that’s one of the powerful things
particularly in property and going around these networking events.  It’s people that are just normal everyday people that it’s a great thing to be a part of because you just get this buzz.  So, you’ve got this this buzz about property.  There are people I know in other businesses that get a buzz about something else.  But there’s a thing about property and you can see the people who make the most of it, the people who have a go, they get up on the stage in the property networking events or they’ve got spin-off businesses all doing this stuff and they just had a go.  There’s nothing exceptional.  I think that the really successful guys do learn how to manage money.  I would say that’s something that I’ve had to learn myself.  I’ve been a bit soft with money, not kept as much as I’ve spent.  I think there’s an aspect of that that is not more natural to some people than others but I think the passion of having a go even outweighs that.  But if you can combine the two as you go along, then you’ll do alright.

Parmdeep:
Anything else that you think is very important for someone who’s just starting out?

Dave:
Well, I think when you’re just starting out, I think the most important thing is really finding out where you’re going to get your knowledge and network, and surrounding yourself with people who can be mentors or people who can just give you ideas and motivation.  I think that was what helped me at the beginning.  So, I think it was a bit about the knowledge after reading your book (Success! Through Property – www.property- course.com/success.htm) that cost me all of 99 quid which I did try and get a discount off…

Parmdeep:
Did you?

Dave:
… you did bounce me back on that fair play.  But after reading that, I decided that was the Eureka moment really and that you say, “Okay, now I’ve just got to try and make that happen.”The first thing
that I remember is how do you generate leads, it’s that lead generation system, so that you’d then got put certain things in place which is going to help you to generate the leads and develop the expertise for converting them into deals and making money.  From there, you can decide what’s going to motivate you, repeat the best things 10 times, put the money in your bank.  What is it that really gives you the buzz about properties?  Is it development?  Is it you marketing?  Is it something else?

But the first thing I’d say is working on the knowledge, the network and then finding out how to generate leads.  Obviously, your system and your website helps provide that.  I was lucky to get involved in the A Quick Sale thing.  But then I left because I realized I could generate even more leads locally than they could help me do.  Liverpool and Manchester has lots of competition, spending huge amounts of money…

Parmdeep:
Dave, isn’t it fierce where you are?

Dave:
Yes.  It’s quite fierce and we’re doing some research at the minute around the concept where all the competitors are in the newspaper as an example.  The further up towards the N62 Corridor you get, the more of us there are.

Parmdeep:
Oh, by the way, I actually got all that research.  Do you want it?

Dave:
Have you?  Lovely.

Parmdeep:
Yes.  Basically, I went to a media buyer and I wanted to place some media.  This is when I just started up doing national ads.

Dave:
Yes.

Parmdeep:
They then gave me a list of all the people…they won’t give you classifieds.  Classified is too small, they’re not measured.
