Parmdeep:
The great thing about the property business is it’s not just going in there and having a love for the bricks and mortar. I’ve got friends of mine who are very successful in the property business are very much bricks and mortar people, so they really like the hands-on side of things.
They’re very good at knowing what needs to be done, getting the builders in place whereas I think I’m more of the other side which is very much marketing driven. I can get the deals in. I convert them. But in terms of everything else after that, to me it’s just annoying paperwork. I’d rather give it to somebody else I can trust who enjoys that side more than I do. What side do you come from? Is it really bricks and mortar?
Dave:
I think when I started, since I was working in a factory on shifts, getting out and I’m meeting people who wanted to sell property and managing teams to refurbish them and make a few quid. That was the initial buzz for me because there were a lot of people like yourself a bit ahead and thought differently. There are a lot of people who started on the below market value bandwagon with the Internet. There have also been leads from different sources. We learnt different slants…
Parmdeep:
Tweak things a little bit.
Dave:
All that sort of helped me really. I don’t even see a property anymore, I’m kind of not interested in the property, what it looks like. I’ve now got to the point where for me, there’s still the vibe about property but it is about generating income and the excitement of growing a business that is based on a good model, the experiences and the networks that I’ve gotten and learned from. Creating something which is really substantial, really exciting and continues to generate that growth. It’s one of those things that you do something differently |
everyday, you learn something new everyday and you build on that. Probably, one of the key questions you’re going to come out with this conversation with you, Deep, is on what you want to do. I think I’m just one of these people that throughout my life is to seize the opportunities. I don’t know where it’s going to stop, whether I’m going to be an 80-year-old running a business or I’m just going to end up on that beach which is at the age of 55-60 wondering about what to do next. Who knows what that is supposed to be over the next 5 to 10 years there’s some sensational opportunity to be had.
Parmdeep:
Absolutely.
Dave:
No doubt we’re going to grab them and make the most of it really.
Parmdeep:
Very good. So, what would you motivates you - the desire to just grow that big business?
Dave:
Yes. I would say there have been a couple of things that motivated myself. I think from where I come from in Liverpool and I think you’ve even mentioned in your newsletter that I’ve been to Cambridge [University] and stuff. But I’ve been motivated by a couple of things. One is that people say that I can’t do something, something can’t be done. It’s a motivator for me. Another motivator is just the excitement of really making something happen. Also, I’ve been working in corporate companies and the freedom that I feel in terms of generating wealth. I haven’t achieved financial freedom by any stretch. But what I have done is created my own beast and become my own boss. The excitement of getting up in the morning, making the most of that, pulling together that energy and to mold a team around to that motivates you as well. You think of an objective and you think, “How can we do that?” Then you’ve got your team around you that’s going to make that happen is just a buzz.
Parmdeep:
It’s taking charge of your own destiny. I think that’s the main thing.
Dave:
It is, absolutely. |
Parmdeep:
Good. So, a lot of the Tycoons members listening to this recording are just going to be starting out in the business. One of the things I sometimes hear is it’s easy for you because you’ve got the money. It’s easy for you because you know how to find the deals or people are bringing them to you. We both know that’s not true because as you get bigger, you still face the same problems just with a few zeros on the end. From your opinion, what would you say are the five most important things you would say to somebody, the top three or even just the top few things that you would say? To somebody who’s just starting out, what are the things that they need to really focus on?
Dave:
Well, I think the first thing is to always focus on that everything is possible. I spoke with a number of people on the forum (www.tycoons-forum.com) recently and some people are doing the business and some people are not. There’s one guy called Rob, I can’t remember his last name. He called me. He’s only just got started and he’s done more deals than I did in my first 12 months.

Wow.
Dave:
He’s got no money. But when I was posting in the forum (www.tycoons-forum.com) about how can you flip to yourself and you can do these things. A lot of people say you can’t do that or they hit the first hurdles or they hit the first wall. They bounce off and they don’t get back up again. This guy plows on, plows on and he makes things work because he believes that it’s going to happen and he believes it can work. So, if there’s one thing that I would say is that it’s possible and it is possible because there are people doing it, you’ve got to do it. You’ve got to believe in it and you’ve got to feel passionate about it.
