Read through it carefully and feel free to make notes as you go along.  The interview will give you a great insight into the mind of a millionaire property investor:

Parmdeep:
Hello and welcome to another interview for my Member of the Month series for Property Tycoons members.  My name is Parmdeep Vadesha of Vadesha Properties Limited.  Today, I’m really, really proud to be talking to my really, really good friend, Dave Coughlin.  He is based over in Manchester although originally from Liverpool.  Along with his partner Matt.

They’ve bought, as far as I remember, well over 100 properties together coming up to nearly 200 I think now.  They’ve been extremely successful in property.  Dave is a really, really popular, well-known member on our Property Tycoons forum.  I first met Dave I think about three years ago at a seminar.

What I like about Dave is he’s very, very focused on learning, even though he’s doing it exceptionally well, he’s still very focused on learning those few golden nuggets that’ll get him just a little bit further.  When you get to his stage of advancement in the business, one nugget to him could be worth millions.  So that really impressed me about him and over the years, got to know each other a bit better.  He’s actually progressed very well since.  So, I’m really excited, I’d like to get straight into this.  Dave, are you on the call?

Dave:
Yes, I am.  Hello, Deep and hello everybody.

Parmdeep:
Hi, Dave.  So, for the benefit of the Property Tycoons members, I just wanted to ask you a bit more about yourself.  Well, why don’t you start by telling us how you got started in property?

Dave:
Well, Deep, it’s very interesting.
I’m talking to the man at the moment who got me started me in this.  I want to go back to about a year or so before I met you.

Parmdeep:
Yes.

Dave:
I was following on from my corporate days.  After leaving University I worked in a corporate multinational company.  I just got a bit bored with that.  The corporate life wasn’t for me.  I had a place in Windsor which I was trying to sell round about 2003, 2004 which was a peak of the market.  Basically, in Windsor then, you could just put a sign up in the shop window really and it could sell itself.

Parmdeep:
Wow.

Dave:
So, we came up with an idea, sort of got in contact with a couple of website companies that will sell your house on the Internet.  Sort of stuff at that time which was just beginning to take off.  I got involved with a gentlemen called Dean and a company called Internethomes.  It was through working on that, that I came across an advertisement from yourself on an auction website…

Dave:
…Property Networking Club and for your book.  You were giving part of it away at first and then sell it for 99 quid.  Marketing techniques, which obviously worked in my case.  So, seizing an opportunity, I thought here’s an opportunity to sell this Internethomes concept to some potential property investors.  I went along to one of the networking events things.  About February or March in 2004, as yourself, Vanish, Lisa and many sort of gurus at the time all there.  I came along thinking I’d sell my wares.  I heard what you guys have to say and thought I’ve obviously missed a bit of a trick in this property business myself.  Then proceeded to buy your book and I read that on my way over to a mate’s villa in Alicante and the rest is history really.
Parmdeep:
Wow.

Dave:
So, I thought all I had to do is make the most of this. About this time last year, I decided that I’ll take the plunge, go through it myself and start up my own business, Homes Bought Fast based on the learnings, experience and the business model.  So, in a nutshell, that’s kind of what’s led me to where I am today really, so it’s a big thank you to yourself, Vanish, Lisa, Richard and the clan at A Quick Sale for helping me get where I am.

Parmdeep:
The main thing is from your point of view, there must be hundreds of people who’ve come and heard us speak, come along and bought books and things from different authors.  You’re one of the very few who actually got off their ass and did something with it.

Dave:
The thing with property is just grabbing it… I’ve met a few people on the way.  There are some people who it just doesn’t grab like it did with me.  There’s something about property that just inspires you to just want to go with it.  There are a few people like that and they’ve done particularly well out of it themselves.  There’s a lot of hurdles.  There are a lot of issues to overcome along the way.  But if it really grabs you and you’re on the forums like we were at the…who was the…Singing Pig forums.  I’m there until 2:00 in the morning, back on it at 6:00 in the morning.  You’re just more eager to learn, get out and the next day, you’ll do it.  You just got to have that drive and that buzz about property and I think eventually you’ll get there.

Parmdeep:
You’re absolutely right.  I think what I’ve learned from running various businesses is you really got to identify the thing that really makes you passionate about it.
