Here’s an exercise for you. A great way to learn one of the most potent marketing techniques out there. Try this—pop down to a few local estate agents in your Town this Saturday. Ask to be placed on their mailing list for potential property investment opportunities. This does not place any obligation on you to buy anything so do not worry if it’s your first time. Now, here’s the interesting bit. One or two will get their recommended mortgage broker to call you in a few days to discuss any financing requirements you might have.

This is called a ‘referral partnership’. The agent passes ‘qualified leads’ to the broker who then cuts the agent in on any business generated. This partnership works very well for both parties. If you want to be successful in property you need to form referral partnerships with estate agents, mortgage brokers, architects, builders, bridging finance companies, lead
generation experts, letting agents and any other property professionals you can think of. It’s not hard.

Approach them all with the following proposition—“will you pass me business if I pass you some back?” Expect to form referral partnerships with one in ten of the professionals you make contact with. In time you will be getting deals passed to you from a wide variety of sources. 
 
 
What Networking is REALLY About and
How to Make the Most of It

The property business is not just about bricks and mortar, it truly is a ‘people business.’ It’s all about building lasting relationships with people who will become part of your team to help you achieve your goals and dreams.  The abbreviation ‘T.E.A.M’ ‘Together Everybody Achieves More' most definitely applies to the property business.

Here are a few simple tips from our experiences in running our own successful property networking event:

1. Collect ‘people’:

Get contact details, never make assumptions about anyone and treat everyone the same. Remember details about the people you meet and you will create a friendship network that will find whatever you need.

2. Relax and be yourself:

Don't act.  Put your '50 words' on the back of your business card - people will connect with that rather than your product or service.
3. Listen:
Listen to what people are saying and form link words that will connect you with that person. Don’t attend networking events with a ‘What’s-In-It-For-Me’ attitude. 

4. Make live matches:
Provide the person you meet with someone who matches what they are looking for – i.e. a live referral.  Never ask for anything, just make matches!

5. Your reputation:
Your reputation and your integrity is the most important part of YOU. Manage that carefully. Without either of these qualities, we would not be where we are today. When we make a suggestion it is because we have tried it. When we make a recommendation it is because we trust it.

We mean everything we say and we ACT ON IT too!

So get out there, do it and ENJOY IT - it will show! Ask questions, listen and smile.  These few simple actions will make the difference and people will notice and connect with you.  Surround yourself with positive people and don’t let those negative ‘hanger-on’ types stop you from trying and succeeding.
