| Tips on structuring a good BMV deal by Stuart Ritchie |

The most important questions when putting together a good BMV deal are: “What does the vendor need?” and “How can I match the vendor’s needs to my own strategy and investment criteria?” Find the answers to these questions and then use the resources at your disposal to put together a win-win deal.
You need to know what the vendor wants, what you need, what the lenders are looking for and what your strategy for the property is. You also need to know about the local market, the property itself and of course, the numbers. However, start by probing to discover the issues driving the vendor. Once your research is finished, it’s time to find solutions. Look at several options since you may find that one provides a better solution |
than the other. I always offer customers three options, if possible, as that’s more likely to get a yes to one of them than any other number of options.
By way of an example, on the second rent-back deal I did, the vendor mentioned she wanted a low rent. So I prepared offers with £44k difference in purchase price from the lowest to the highest offer with the lowest rent on the lowest purchase price. The vendor chose my lowest offer to keep the rent manageable for her (and give her £70k in the bank) and she was delighted. So was I, as I picked up a 42% BMV deal with £106k equity and I also pulled out £53k cash back on day one – a real win-win!

‘power team’ (mortgage broker, solicitor, builder, etc.). Don’t forget to ask other investors, too. Networking with other property investors is a great way to find quick solutions to problems that you may be facing when stacking a potential deal.So to summarise, firstly, find out what the vendor needs to solve their problems. Then, look at several options to create a good deal for both the vendor and yourself. Finally, call upon your ‘power team’ to support you and network with fellow investors.
