I live near a main road and with the recent heavy snow it has been interesting to watch people in my area trying to get on with their daily business.
Many wisely avoided the roads altogether and ventured out only for emergencies. Others decided to brave the weather and tried their best with what they had…

The problem with driving about on ice covered roads on normal road tyres is that they were never intended to be driven in such conditions because they have no grip!

Now, I’m not a driving expert and I do not claim to be one, but had I needed to drive in very icy conditions in a car with standard tyres I would have considered investing £50 in snow chains or something of that nature to give my car much more grip and to make my journey far safer.

In any case, the freak weather conditions have affected us all in some way and that got me thinking…

Here are the summarized figures for buying a property worth £95,000 at today’s value, each year, for the next twenty years, with a 100% mortgage and a 6.75% initial rental yield. Property values are stated at cost of purchase, not open market value. For the stochastic median, assumptions are: property prices, rents, management and maintenance costs will increase by 5% per year, and debt interest repayment on mortgages will cost 5% per year of the initial debt. Whilst rental income and all other costs will increase over time, the principal debt and therefore the debt interest will remain fixed. Inflation erodes the value of real money to the advantage of the borrower.

Ask the Experts

We held another fantastic Property Clinic tele-conference this month for our Tycoon Mastermind Alliance members. Two of our resident property experts are Hanif Khan and Parmdeep Vadesha. Hanif is a successful property investor and entrepreneur who owns a string of estate agents and lettings agencies. Hanif has bought and sold hundreds of houses, and in order to be able to negotiate with lenders to reduce debt he set up his own debt management company and currently controls £4.45m of property using lease options secured on commercial property and land.

Parmdeep started investing in property whilst working as a forklift driver at a crisps factory. Within three years he had become financially free from successful investments in property. He went on to build the UK's largest and most successful community of property investors who buy cheap below market value properties. One of the questions that was put to our experts this month was:

Q. Is it worth giving the vendor more than £1 to secure an options deal? It seems that the vendor is on the receiving end of a possible unfair contract and a consideration of £500-£1,000 may redress the balance?

Hanif Khan answers:

Basically, you do whatever you are comfortable with to get the deal done. I am doing a deal at the moment where normally you exchange the normal standard exchange, deposit to be paid on exchange of contracts at 10%.

I have agreed to exchange at only £100 because that is the deal we agreed. They needed some money spare to do some other bits and bobs and they have got to wait for their house to sell so I was flexible for them.

That has put me in a bit of a situation if they don’t complete because I have then got to pursue them to complete and I haven’t got their deposit which I can take straight away. But what it means is I have got the deal done. It all depends on the deals.

A few years ago, for the benefit of my extensive network of thousands of business contacts I set up a website called the Property Tycoons community.

I thought it may be instructive for me to go through some of the commonly overlooked features of the forum here for the benefit of newsletter readers.

Prices still rising but at a slightly more modest pace

  • 30% more surveyors saw price increases rather than price decreases in December, down from 35%.
  • The gap between new buyer enquiries and new instructions continues to narrow but is still consistent with further house price gains.
  • Average completed sales per surveyor climbed to its highest level in December since March 2008.
