Housing Market – A Time to Buy?

It’s been a pretty busy month for us. How has it been for you?

A lot of newsletter readers have emailed me recently with the following important question – “is it time to buy?”

I will try to help with this question based on our experience of trading ready made deals UK wide, managing & building our own portfolio in the Midlands and meeting with hundreds of property investors nationally each month. Let’s start with London…

London As We All Know Is Hot Again.
Smoking Hot!

The combination of pent up demand from people who have wanted to buy for years but couldn’t and demand from wealthy foreign buyers (who also benefit from weak sterling) has caused the market to take off.

Does this mean it’s now harder to find deals in London?

Yes and no. If you are looking for a property in good condition, in a good area and you want it 30% below market value then that’s going to be challenging. No doubt about it.

If you are willing to apply a little creativity to create value, then there are still plenty of deals about. I have several London based friends and clients who do very well.

And They Do Not Always Buy At Rock Bottom Prices
To Make Their Money…

Often they will buy properties that have potential, add value and rent them out or sell them. Examples include properties that can be converted to flats, commercial units with space above to create accommodation, properties with land that can be split off and sold, properties with short leases that can be extended to add value and so on.

Properties are also selling without a problem on the open market where I am in the Midlands. The bottom of the market for my area hit us around 12 months ago. Since then prices have stabilised and have begun to rise.

In a good market like we have now, it takes a little extra work to find the deals but at least when you do find a deal you know in most cases it’s going to be easy to sell on.

If you are renting the property then it goes without saying that you need to buy in areas where there will be a good long term demand from tenants.

As you will know, we run one of the largest most well known property trading companies in the UK (you will see some of our ready made deals on the Property Tycoons Forum) and through my involvement with this business, I have begun to see an interesting phenomenon…

Assumptions. You have already decided on which local area your investment is going to be made, and have already appointed a letting agent on a fee of 8.5% + VAT (10% of rent) for full management. You have estimated your first year maintenance cost to be 10% of rent. You now need a tool to evaluate each prospective investment to assure yourself that the investment decision fits your portfolio criteria. Latest Mortgage Products and Rates

Lenders have told the Bank of England that they intend to launch higher LTV products within the next 3 months.

The Bank regularly polls Lenders about lending conditions in the previous 3 months and the next 3, then compiles the results quarterly as part of its credit consumer survey.

Lenders also told the Bank that mortgage demand is likely to recover from the lows seen earlier this year. We are hopefully that this will include the Buy 2 Let range.

We have seen some private funds hit the market at 80% LTV with 6.49% fixed 2 years with some strict criteria. Funds are limited with £10 million been offered at this time. Full hopes that our normal Buy 2 Let sources will follow suit which is much needed at this time.

At our third Tycoon Mastermind Alliance session we took the members out on a day trip to view a variety of real life refurbishment projects.

We had a fantastic time learning how one TMA member made over £150k from just one refurbishment deal and how another member purchased a house worth £100k for just £67k! Greg recently completed one of his refurbishments to make over £20k profit!

 

"In the spirit of motivation and sharing results I thought I would add some photos from the renovation I have just finished.

Deal completed on 18/12/2009 so had the kids in stripping wall paper as their pre-Christmas treat! It took us 4 weeks to complete the refurbishment (18 working days). We stripped the whole place although we did leave the kitchen units in place.

Painted inside and out. Removed and replaced the bathroom. Tiled kitchen floor. Carpeted rest of the property except the bathroom which is lino. We had to replace 7 broken windows (which made the inside temperature only 2.5degrees while it was snowing...no gas for the heating!). Rebuilt the front fence.

Total expense including purchase of all tools (we only had a hammer and there's only so much you can do with that). £5,197.26 including: Valiant combi boiler (£1,650), 7 windows (£500), carpets (£466), carpet fitting (£155), National Grid for gas re-connect (£954), and bathroom cost (£466.93).

I paid £48,700 which was a repossession I found on Rightmove. Agent had advertised it for £59,900. Same house 3 doors up on market for £89k, but not selling, so I estimate £79k. I plan to sell it working around the 6 month rule but as a rental the mortgage is £229 pcm and it rents at £500 pcm.

Marketing Tip of the Month Profit Management

If someone asked you why you are in business what would you say? If the answer is not profit you are more than likely not cut out to be a successful business owner.

There are many people out there who are not profit motivated, but making a business decision where profit is not the priority can lead to poor decisions and even the downfall of a business.

The pricing of your products and services will of course affect your profit and a lot of people tend to under-price, however believe it or not, price is not necessarily the most important factor for a consumer when choosing whether or not to buy.

We held another fantastic Property Clinic tele-conference this month for our Tycoon Mastermind Alliance members. Two of our resident property experts are Hanif Khan and Parmdeep Vadesha.

Hanif is a successful property investor and entrepreneur who owns a string of estate agents and lettings agencies. Hanif has bought and sold hundreds of houses, and in order to be able to negotiate with lenders to reduce debt he set up his own debt management company and currently controls £4.45m of property using lease options secured on commercial property and land.

Parmdeep started investing in property whilst working as a forklift driver at a crisps factory. Within three years he had become financially free from successful investments in property.

He went on to build the UK‘s largest and most successful community of property investors who buy cheap below market value properties.

One of the questions that was put to our experts this month was from a Tycoon Mastermind Alliance member who wanted to know more about bridging finance.

Q. How, and under what circumstances would you use a bridging company?

Parmdeep Vadesha answers:


Basically, my experience when I started in property was I didn’t have the money to buy and put down deposits and do properties up and then remortgage them. So, because I didn’t have that initial deposit, I went out and found people who could lend me that deposit. What tended to happen was they preferred to buy the whole property cash.

How to Find Bargain Properties – Free Training

House prices continue to rise but at a slower pace

  • The net price balance remains positive but falls to 9
  • Vendor activity picks up, but enquiries stabilise
  • Sales are expected to increase, albeit at a slower pace, while prices are expected to stabilise

The March 2010 RICS Housing Market Survey showed surveyors remained positive on price movements over the last three months at the national level, but less so than in February.
